BUYING AN EXISTING HOME?

This pre-purchase inspection in Loveland is based on the ASHI® standard of practice and covers the home’s site drainage, flat work, exterior (siding, trim, windows, doors & penetrations), roof, gutters, chimneys, attic & insulation, structure, foundation, electrical, plumbing, heating/air conditioning/ventilation, flooring, stairs, railings, bathrooms, kitchens and laundry.

SELLING AN EXISTING HOME?

The best way to prepare and position your home for a successful sale is to have an objective home inspection as if it were for the buyer. Armed with our thorough pre-sale inspection you are prepared to address or disclose the home’s condition instead of waiting to discover what a buyer may come back with seeking to renegotiate the sale terms. Most of our pre-sale inspections, when shared with a buyer, are accepted by the buyer without going through a buyer’s inspection.

BUILDING A NEW HOME?

Even the best quality control manufacturing process can have a defect come off the finish line. Likewise, the best builders and contractors with the best intent can still have construction defects/oversights. A new construction inspection can help you and your builder ensure the chances of your new home being defect/oversight free.

We offer either or both of two phases of inspections during the new construction process.

IS YOUR NEW CONSTRUCTION HOME NEAR THE DRYWALL & INSULATION STAGE?

This inspection covers the framing, mechanical, electric and plumbing systems at the rough-in stage prior to being covered and hidden by drywall and insulation.

The report covers the major systems and a “punch-list” summary for you to provide your builder.

IS YOUR NEW CONSTRUCTION HOME NEAR THE WALK-THRU/CLOSING STAGE?

This inspection covers the entire home as a Pre-Purchase Inspection service in Loveland with the comprehensive report and a “punch-list” summary in lieu of the Advisory.

This inspection covers the entire home like the Pre-Purchase Inspection service with the comprehensive report and a “punch-list” summary for you to provide your builder at the time of your walk-thru. prior to closing.

IS YOUR NEW CONSTRUCTION HOME NEAR THE END OF ITS ONE-YEAR WARRANTY COVERAGE ?

Most builders will have a one-year warranty review to address any home condition issues identified over the course of the first year.  A professional inspection will provide you with a thorough assessment of your home’s systems to help ensure you get the most from your builder’s one-year warranty coverage before it ends.

This inspection covers the entire home like the Pre-Purchase Inspection service with the comprehensive report and a “punch-list” summary for you to provide your builder at the time of your walk-thru. prior to closing.

ARE YOU CONCERNED ABOUT MAINTAINING YOUR HOME'S SAFETY AND INVESTMENT ?

An informal inspection covering the home’s complete systems like a Pre-Purchase Inspection. This inspection provides an informal report to help you know your home’s current condition and prioritize safety, repair and maintenance needs.

DO YOU NEED TO KNOW IF A HOME HAS SAFE OR MITIGATION RADON LEVELS?

Radon gas is prevalent natural hazard that enters our homes and can build in concentrated levels. See EPA’s A Citizen’s Guide to Radon for further information. Radon levels are commonly tested with a home inspection for purchase, sale or periodic maintenance.  If elevated mitigation levels are observed through approved testing then mitigation is recommended.

We use Femtotech’s approved continuous radon monitoring device to test for radon levels. This device is maintained and calibrated annually per protocol. This device reports hourly radon level averages, operates under its own power and measures several parameters to help ensure the integrity of the test results while testing in an uncontrolled environment.
